Why Surerent?
Surerent is the brainchild of a private landlord who, seeing a niche in the market, worked on the concept for many months and from some scribbled notes and diagrams, has taken idea to the site we have today.
He soon got the interest of others who like himself could see that there was a desperate need for some easily checked indication of a tenant’s likely behaviour during a tenancy and of course from the tenant’s point of view, a need to have some idea of what kind of landlord they were dealing with. Feedback was the answer, it would work for both the landlord and the tenant and linked to an enhanced and very powerful search function, the basis for Surerent was decided.
Prior to April 2008 and since then with the nationwide launch of the Local Housing Allowance there were problems in collecting rents from some DSS tenants, there was also the issue of expensive bills from agents for ‘tenant finding’ and renewing of leases etc. which often amounted to several hundreds of pounds. There was also the growing problem of unscrupulous landlords, desperate to get rid of bad tenants and in some cases actually giving good references to 'offload' the tenant onto an unsuspecting new landlord.
Local authorities and the legal system are unable to rectify these problems and the advice from LA's and even organisations like CAB/Shelter is often to ‘stay put’ even when the rent arrears were high. These groups seem to be encouraging and facilitating crime/fraud. Since April 2008 the problems have grown rapidly. Now bad tenants are guaranteed often a higher rate than the old Housing Benefit and it is paid directly to them except in extreme circumstances. The result of this is as predicted - rents are not being given to the Landlord.
From market research carried out a few months ago as the details were being fine tuned for Surerent it was found that in the sample areas severe rent arrears which had normally ran at around 22% had risen dramatically since April 2008 and were hitting a shocking 82%. This sample was taken from three areas. Surerent however has not been set up solely to ensure that benefit claimants pay their rent, the features of the site covers the whole spectrum of the private lettings market.
Surerent, launched October 1st 2008 and it is hoped by all those involved in it that it will become the number 1 place to advertise property to let.
